Planning approval had already been granted for this development prior to our appointment so our scope of services included discharging the planning conditions, dealing with the building warrant and preparing construction drawings.

Our client also looked for some changes to the design so we liaised with the planner to obtain approval for these via a non-material variation. 

The development of 10 high quality apartments is located within the Craigleith area of Edinburgh. The geography of the site made for a technically challenging build; however, the design still afforded the top floor apartments with excellent views across the city’s roofscape.

The apartments have been meticulously designed and carefully appointed to perfectly meet the needs of modern living in the heart of a vibrant and highly desirable location.

The external design of the flats takes a contemporary form, with the main building finished in buff brick to tie in with the houses built to the north and charcoal brick is used to define entrance features.

Dark framed windows with large openings are carefully arranged to maintain form and a vertical emphasis creating an elegant modern building. The penthouse apartments are split over two floors with the top floor appearing as a light weight addition stepping in from the floor below and finished with steel sheets and grey vertical standing seam membrane. This reduces the massing and creates a roofscape to the development. The balconies have frameless glass balustrades that create an attractive terrace with no interruption of views to or from the building.

All apartments have high quality finishes including contemporary Leicht kitchens designed by Kitchens International offering all modern features and options for clients. Use of solid doors, bespoke joinery finishes and chrome ironmongery again provide the feel and appearance of a high quality development. 

The focus of the approach to energy has been on creating a highly efficient building, following good energy design principles to minimise the amount of heat and electricity required as a fundamental principle. T.H.E. worked closely with the remainder of the design team to ensure these principles were followed through to construction.
